Kendall Mortgage Loan Officer

Kendall covers a wide range of price points, which means FHA, conventional, and jumbo financing can all come into play, and I lend throughout Florida, Kendall included. Miami is where I live, and I'm very familiar with both Miami and its surrounding cities. Below is what the latest MIAMI REALTORS reports show for Kendall and two neighboring census-designated places.

Market snapshot: Kendall

The figures here describe Kendall, a census-designated place in MIAMI REALTORS' reports. In Q2 2026, Kendall single-family homes had 83 closed sales, flat from a year earlier, with a median of $1,100,000, up 17.0%. Median time to contract fell 22.0% to 32 days, sellers received 94.2% of list price, and supply stood at 4.2 months.

Kendall condos and townhouses recorded 91 closed sales, down 16.5%, with a median of $372,500, up 9.6%, a median 53 days to contract, and 6.4 months of supply.

Kendale Lakes and Kendall West are reported separately. Kendale Lakes showed a single-family median of $673,500 and a condo median of $325,000, while Kendall West showed $660,000 and $290,000. MIAMI REALTORS notes that these boundaries are as of January 1, 2015.

Matching the loan to the price point

Because a Kendall-area condo and a Kendall single-family home can be hundreds of thousands of dollars apart, there is no single "Kendall loan." Lower-priced condos may fit FHA or conventional financing if the building qualifies. Homes priced near the Kendall single-family median may require a jumbo loan, since Miami-Dade uses the FHFA's 2026 baseline conforming limit of $832,750.

Local rules for condo buyers

Condo buildings of three or more habitable stories fall under Florida's milestone inspection law. In Miami-Dade, a completed 40-year recertification satisfies that inspection, per MIAMI REALTORS. On resales, HB 913 provides a seven-day window, excluding weekends and legal holidays, to review association documents and cancel.

Questions to ask before you choose a property

If you are weighing a condo against a house, ask how the loan amount compares with the $832,750 limit, whether the building has passed its inspections, and how the association's master insurance is structured. Fannie Mae's LL-2026-03 caps the per-unit deductible on a master policy at $50,000 for applications on or after July 1, 2026, and owners may need their own unit policy to cover the gap.
