Miami-Dade County

Hialeah Mortgage Loan Officer

Hialeah's median prices sit well below the City of Miami's, which makes it a natural place to talk about first homes, FHA loans, and down payment help. Living in Miami, I know the city and its neighboring cities well. Beyond Miami-Dade, I lend throughout Florida.

FHA and entry-level purchases

FHA loans are often considered by buyers with smaller down payments or less-than-perfect credit, subject to FHA guidelines and underwriting. For condos, FHA financing also depends on the building meeting FHA requirements, which the FHA 2026 guide explains.

Hialeah's medians are far below the FHFA's $832,750 baseline conforming limit for 2026, so conventional financing is another common path for qualified buyers.

Local rules worth knowing

Condo buildings with three or more habitable stories must complete milestone inspections under Fla. Stat. §553.899, and Miami-Dade's 40-year recertification counts as that inspection according to MIAMI REALTORS.

Before you make an offer on a Hialeah condo

Resale condo buyers in Florida get seven days, not counting weekends and legal holidays, to look over association documents and back out, under HB 913. Use that time to read the budget and inspection records alongside your loan estimate.

Reading the Hialeah numbers

Single-family homes in Hialeah sold for 96.5% of list price in Q2 2026, with 4.9 months of supply, while condos and townhouses showed 6.6 months of supply and a median 58 days to contract. Condo closings fell 13.1% to 113 even as single-family closings rose 6.9% to 140. Both medians remain well below the $832,750 conforming limit, so loan choice often comes down to down payment, credit, and whether a condo building meets program requirements.
