Fort Lauderdale Mortgage Loan Officer

Many buyers look north to Fort Lauderdale for something more affordable than Miami. I lend throughout Florida, and in this large city the variety of options means good preparation matters.

What buyers ask me about Fort Lauderdale

Interest rates come up constantly, and so does the search for a property that costs less than a comparable one in Miami. Buyers also want to know about assistance programs. Statewide help with upfront costs may be available; see the first-time buyer page for current status.

A huge variety of homes

Fort Lauderdale is a big city with lots of condos and lots of single-family homes, so it's possible to compare very different properties in the same search.

Look closely at every association

Whenever you come across an association, look into it: its limitations, what it covers, and its budget. Find out how the association is run and whether owners are allowed to rent out their units. Those answers can shape both your loan options and your plans for the property.

Market snapshot: Fort Lauderdale

Second-quarter 2026 figures from MIAMI REALTORS show 429 single-family closed sales in Fort Lauderdale, up 17.5%, a median of $762,500, up 13.8%, and 6.3 months of supply. Townhouses and condos had 473 closed sales, up 12.6%, a median of $483,263, up 5.9%, and 10.4 months of supply. Measured against the City of Miami's $595,000 condo median, Fort Lauderdale's was roughly 19% lower.

Local rules: Broward inspections

Broward's Building Safety Inspection Program started at 40 years in 2006 and was revised in May 2023 to start at 25 years, then repeat every 10 years, per MIAMI REALTORS.

Reading the supply numbers

In Q2 2026, Fort Lauderdale condos and townhouses showed 10.4 months of supply, compared with 6.3 months for single-family homes. Single-family closings rose 17.5% to 429, and condo closings rose 12.6% to 473. Broward's inspection cycle, which now starts at 25 years, is one more item to confirm with any condo association before you commit.

Fort Lauderdale mortgage FAQs

Is Fort Lauderdale more affordable than Miami?

For condos, the Q2 2026 median was about 19% lower than the City of Miami's. Single-family was also lower: $762,500 versus the City of Miami's $799,000 in Q2 2026. That's historical data, and individual properties vary widely.

What should I check about a Fort Lauderdale association?

Its limitations, what's covered, and its budget. Also learn how it's run and whether owners can rent out their units. I ask buyers to do this for every association they come across, because two buildings on the same street can have very different rules and finances.

When do Broward buildings need a safety inspection?

Since May 2023, Broward's Building Safety Inspection Program starts at 25 years and repeats every 10 years. Before that revision, the program started at 40 years. Ask the association where its building stands in that cycle.

What does months of supply mean?

It estimates how long current listings would last at the recent sales pace. In Q2 2026 it was 6.3 months for single-family homes and 10.4 for condos and townhouses.
