Palm Beach County

Boca Raton Mortgage Loan Officer

Boca Raton buyers often face one of two financing questions: how to handle a loan above the conforming limit, or how to vet a condo under Florida's newer building rules. I lend throughout Florida, including Palm Beach County, and this page covers both using recent public data.

Jumbo financing above $832,750

Palm Beach County uses the FHFA's 2026 baseline conforming limit of $832,750. With Boca Raton's single-family median well above that figure, many house purchases may need a jumbo loan, which typically comes with its own credit, down payment, and reserve requirements. The loan limits guide explains the difference.

Local rules: buying a condo

Ask the association where the building stands on its milestone inspection, which Florida law requires for condo buildings of three or more habitable stories. Also ask about reserves: under Fannie Mae's LL-2026-03, Full Review applications dated on or after January 4, 2027 need minimum replacement reserves of 15% of budgeted assessment income, up from 10%.

Insurance matters too. For applications on or after July 1, 2026, Fannie Mae caps a master policy's per-unit deductible at $50,000, and a unit owner's policy must cover at least the greater of the uncovered interior or the deductible. Resale buyers have seven days, excluding weekends and legal holidays, to review documents and cancel under HB 913. First-time buyers can see assistance options on the first-time buyer page.

A note on ZIP-level numbers

ZIP-level medians can move sharply when only a limited number of homes close in a quarter, so the 33431 condo figure can differ from the citywide figure. Treat any single number as one data point rather than a price for a specific home.
