Miami-Dade County

Doral Mortgage Loan Officer

In Doral, the type of property you choose can decide the type of loan you need. I live in Miami and know Miami and the nearby cities well. I lend throughout Florida, and the second-quarter 2026 numbers below show why a Doral house and a Doral condo can lead to two different financing paths.

Market snapshot: two price tiers

MIAMI REALTORS reported 69 single-family closings in Doral for Q2 2026, up 13.1%, with a median of $1,022,500, up 7.6%. Homes took a median 45 days to go under contract, sold for 94.5% of list price, and the market held 6.1 months of supply.

On the condo and townhouse side, Doral logged 157 closed sales, up 19.8%, at a median of $467,500, down 3.4%. Those units went under contract in a median 54 days, sold at 95.7% of list price, and showed 7.5 months of supply.

Why the conforming limit matters here

The FHFA set the 2026 baseline conforming loan limit at $832,750, and Miami-Dade uses that baseline because Monroe is the only Florida county with a higher figure. Doral's single-family median sits above that number, so a loan on a median-priced house can land in jumbo territory depending on the down payment.

The condo and townhouse median is well under the limit, which generally keeps those purchases within conforming, FHA, or other standard programs, subject to the building and the borrower qualifying.

Local rules: condo projects and investors

Fannie Mae's LL-2026-03 retired the 50% investor-concentration limit for established projects under Full Review. That change may matter in buildings where many units are rentals. Investors themselves can look at DSCR loans, which qualify based on a property's rental income rather than personal income, subject to underwriting.

Buyers of condos in buildings with three or more habitable stories should also know that Florida's milestone law requires structural inspections on a set schedule, and Miami-Dade's 40-year recertification counts toward it according to MIAMI REALTORS. First-time buyers can see down payment options on the first-time buyer page.
