Hillsborough County
Tampa Mortgage Loan Officer
I have family who live in Tampa, and I help buyers there as part of lending across Florida. Many people look at Tampa for more affordable pricing than South Florida.

Questions from Tampa buyers
Interest rates and whether a condo qualifies are the usual starting points. Many also ask about support with upfront costs. Statewide help with upfront costs may be available; see the first-time buyer page for current status.
Homes in Tampa
Expect a mix of single-family homes, townhomes, and condos, which gives buyers room to weigh space against upkeep.
My condo and flood checklist
For a condo, I look for a condo questionnaire, a budget with reserves, master insurance covering the whole building, the building's certification status, and the condo documents, including any limits on renting. In a high-risk flood zone (a FEMA special flood hazard area), flood insurance is required.
Each item answers a different question. The questionnaire and budget show how the association is run and whether it is setting money aside. The master insurance and certification status speak to the building itself. The documents tell you what you can and cannot do as an owner, which matters if you ever plan to rent the unit out.

Market snapshot: Hillsborough County
Hillsborough STAR monthly statistics, released August 17, 2026, reported a Hillsborough County single-family median sale price of $430,000 for July 2026.
Hillsborough uses the 2026 baseline conforming loan limit of $832,750, according to the FHFA. A loan amount at or below that figure can generally be a conforming loan, while a larger amount typically moves into jumbo territory with its own requirements.
Putting the Tampa numbers together
Hillsborough's July 2026 single-family median of $430,000 sat well below the $832,750 conforming limit the county uses. For condo buyers, the questionnaire, budget with reserves, master insurance, certification status, and condo documents still decide whether a building qualifies, and in a high-risk flood zone flood insurance is required. Eligible service members and veterans can also review VA financing, subject to VA rules and underwriting.
