I lend throughout Florida, and my VA work includes Jacksonville. With NAS Jacksonville and Naval Station Mayport in the area, VA financing is a natural topic here, along with first-time buyer help and Northeast Florida's latest market figures.

Market snapshot: Duval County
According to the Northeast Florida Association of Realtors, as reported by News4JAX on July 10, 2026, Duval County single-family homes in June 2026 had a median price of $350,000, 25 median days on the market, 988 closed sales, and 3,481 active listings, a 3.5-month supply.
The six-county regional median was $420,000, up 2.4% from May. Nearby county medians included St. Johns at $579,000, Nassau at $504,500, and Clay at $368,140.
For reference, MIAMI REALTORS reported a Q2 2026 Miami-Dade single-family median of $675,000. The two figures come from different sources and periods.
VA loans for military families
VA loans have no maximum loan amount. For borrowers with used or reduced entitlement, county limits determine maximum entitlement, and Duval uses the FHFA's 2026 baseline of $832,750. Learn more on the VA loans page and in the VA benefits guide. All VA loans are subject to VA eligibility and underwriting.
Down payment help: Hometown Heroes
Hometown Heroes was reported to have reopened July 13, 2026 with $50 million, offering up to $35,000 for eligible first-time buyers in qualifying occupations as a 0% deferred second mortgage. Eligible occupations include active-duty military and veterans, and funds are limited, so confirm current availability. Other programs are on the first-time buyer page.
Other loan options
Buyers who aren't using VA benefits can compare FHA, conventional, and USDA financing, depending on the property, location, and their qualifications.
Conforming limits in Duval and nearby counties
For non-VA loans, the FHFA's 2026 baseline conforming limit is $832,750, and every Northeast Florida county uses that figure; in Florida, only Monroe County is higher. Duval's June 2026 median of $350,000 sits far below it, so most purchases near that price may fit conforming, FHA, or other standard programs, subject to underwriting.
Local rules for condo buyers
Statewide, Fla. Stat. §553.899 requires milestone inspections for condo buildings of three or more habitable stories at 30 years, or at 25 years within three miles of the coast where the local enforcement agency requires it, then every decade. Anyone buying a resale condo in Jacksonville has seven days, excluding weekends and legal holidays, to review association documents and cancel under HB 913.
On the financing side, Fannie Mae's LL-2026-03 retired Limited Review for applications dated on or after August 3, 2026 and raises minimum replacement reserves to 15% of budgeted assessment income for Full Review applications dated on or after January 4, 2027. Master policies on applications from July 1, 2026 may carry a per-unit deductible of no more than $50,000, with the owner's own policy covering at least the larger of the uncovered interior or that deductible.
