Collier County

Naples Mortgage Loan Officer

In April 2026, NABOR counted 575 condo closings and 493 single-family closings. The Naples single-family median sits just under the conforming loan limit. I lend throughout Florida, including Collier County, and the figures below show why the line between conforming and jumbo matters here.

Market snapshot: Collier County

The Naples Area Board of Realtors reported, for Collier County excluding Marco Island, an overall May 2026 median closed price of $599,900, up 1.7% from $590,000. The single-family median was $750,000, up 7.6% from $697,000, and the condo median was $450,000, up 0.1% from $449,500.

Conforming or jumbo?

Collier County uses the FHFA's 2026 baseline conforming limit of $832,750. Because the single-family median is just under it, many purchases with a down payment may stay within conventional limits. Higher-priced homes would need a jumbo loan.

Local rules for condo purchases

Fannie Mae's LL-2026-03 retired Limited Review for applications dated on or after August 3, 2026, raises minimum reserves to 15% for Full Review applications dated on or after January 4, 2027, and limits master-policy per-unit deductibles to $50,000 for applications on or after July 1, 2026.

Florida's milestone law requires inspections for condo buildings of three or more habitable stories, and HB 913 gives resale buyers seven days, excluding weekends and legal holidays, to review association documents and cancel. The condo loan page and insurance guide cover more, and first-time buyers can check the first-time buyer page.

Insurance on a Naples condo

When a master policy carries a per-unit deductible, Fannie Mae requires the borrower to hold a unit owner's policy that covers at least the larger of the uncovered interior or the deductible. Ask the association for the master policy summary early so your insurance agent can quote the right coverage.

Florida's milestone schedule starts at 30 years, or 25 years for buildings within three miles of the coast where the local enforcement agency requires it, and repeats every 10 years. Asking an association where its building stands on that schedule is a sensible early step.

Using the numbers wisely

NABOR's figures exclude Marco Island and describe Collier County as a whole, not any one neighborhood or building. A median tells you the midpoint of what closed, so many homes sell well above or below it, and your own price and down payment are what decide whether your loan is conforming or jumbo.
